Her work covers the range of that market: character houses and heritage properties, concrete towers and townhouses, and the occasional small investment building. Clients arrive at different points. First-time buyers who need the process explained properly rather than rushed. Families trading up within the same few blocks. Owners downsizing after thirty years in one house. Buyers relocating from overseas who are choosing a neighbourhood they have never stood in.
That last group is where local knowledge earns its keep, and it is the part of the work Sharene likes most — knowing which side of a street catches the afternoon light, what a strata's minutes actually say, and when a listing priced to start a bidding war is worth entering anyway.
